Should You Have A Survey Done On The Property You Are Purchasing?

My own belief is that everyone buying a house or even raw land should obtain a survey whether or not the lender requires it. Even if you pay all cash for your new property, you should insist on obtaining a survey. It is always good to know where your property lines are located. And especially here in the north Georgia mountains, where many property’s original boundaries go back hundreds of years and before official record-keeping was standard practice.

Survey prices vary considerably. Ask your agent to recommend several surveying firms in the area and talk to them about your needs. Get the survey done well in advance of settlement. It must be done by a qualified surveyor, licensed in the state where your property is located.

If there is an existing survey, find out who did the survey. Learn if your lender will honor the existing survey. If not, inquire from the prior surveyor whether the old survey can be updated and whether this will save you some money. Your agent can provide advice but remember they are not a licensed surveyor.

Keep in mind that once you purchase the property, it may be too late to raise any boundary-related issues.
